TM3 Realty & Property Management is a locally owned residential property management company based in Johnson County, Kansas. We specialize in managing single-family homes and small multifamily properties throughout Olathe, Overland Park, Lenexa, Shawnee, Gardner, Spring Hill, and surrounding Johnson County communities. We also selectively manage properties elsewhere in the Kansas City metropolitan area when the property and owner relationship are a good fit.
TM3 was founded by rental-property owner and real estate professional Thomas Martin III with a simple belief: owners deserve a property manager who treats their property as an investment—not merely another address in a portfolio. Because we own rental properties ourselves, we understand the importance of selecting qualified residents, minimizing vacancy, controlling expenses, maintaining the property, enforcing the lease consistently, and communicating clearly with owners.
Our approach combines responsive local oversight with professional systems for marketing, leasing, rent collection, maintenance coordination, inspections, financial reporting, and resident communication. We work to resolve issues thoughtfully, protect the long-term value of each property, and give owners a clear understanding of how their investment is performing.
Whether you own one rental home or a growing portfolio, our goal is to make ownership more manageable while providing the accountability and personal attention that can be difficult to find with a larger management company.
Meet our Team
Thomas Martin III
Founder, Owner & Property Manager
Thomas Martin III is the founder and owner of TM3 Realty & Property Management. As a rental-property owner himself, Thomas understands property management from an owner’s perspective: protecting the asset, placing well-qualified residents, controlling expenses, communicating clearly, and improving long-term investment performance.
Thomas holds bachelor’s degrees in Finance, Accounting, and Real Estate. Before entering residential real estate, he worked in equity analysis, commercial real estate valuation, and corporate finance. That financial background gives him a deeper understanding of rental-property performance and allows him to help owners evaluate more than day-to-day operations. Whether an owner is deciding how much to invest in a property, what rent to charge, or whether to hold, improve, or sell, Thomas approaches the decision with both practical experience and financial discipline.
Thomas began investing in single-family rental homes before becoming a real estate professional, giving him firsthand experience with the same decisions and challenges his clients face. He holds a Missouri real estate broker license and a Kansas real estate salesperson license, both affiliated with Keller Williams Diamond Partners. He founded TM3 in 2022 to provide Kansas City rental owners with the responsive, accountable management experience he believed the industry needed. Any real estate brokerage services are provided separately through Keller Williams Diamond Partners.
Thomas also served for more than 20 years in the Air National Guard, including service as a Tactical Air Control Party specialist and Joint Terminal Attack Controller. That experience shaped the leadership, composure, attention to detail, and sense of responsibility he brings to managing every client’s property.
His goal is straightforward: give owners confidence that their investment is being managed thoughtfully, professionally, and with the same care he expects for his own properties.
Amy Draper
Operations Coordinator
Amy serves as Operations Coordinator for TM3 Realty & Property Management, providing administrative support for the day-to-day processes that keep properties running smoothly. Working under the direction of TM3’s property manager, she assists with owner, resident, and vendor communication; maintenance coordination; documentation; and follow-up. Her responsiveness, organization, and attention to detail help TM3 provide owners and residents with a consistent, professional experience.
